  • Why build a custom home?

    Custom homes allow for just that- customization. From the basics of style, square footage & design layout, NO request or idea is off limits. Wine cellars, secret passageways, and personalized pet stations are all possible with custom homes.

  • How much does it cost to build a custom home?

    There are many factors that contribute to a custom home from timeline, finish materials, square footage, access to utilities, location, size & buildability of the land.  Our no-cost consultations and our extensive experience building on acreages, as well as in town home sites allows us to provide you with information to assist in budget & building decisions.  Current interest rates, and great local lending options that specialize in new construction, there is no better time to pursue your dreams.

  • What is the best area to buy land and build on?

    Lot size, proximity to amenities, school districts, highway accessibility and neighborhood growth or desire for seclusion are all things that can influence this decision. We can discuss all of these factors with you before you go ahead and decide where to buy and build.  Our extensive experience including building on over 200 acreages throughout Southeast Nebraska, extending into Iowa allows us to provide factors to consider and guidance particularly as relates to residential construction. 

  • How long does it take to build a custom home?

    Ten to Twelve months is our average timeline to complete your custom home from the time that construction commences.  That being said, we refuse to allow timeline to compromise quality.  During any construction and build, outside factors of extreme weather and delays can influence this timeline, though our loyal and long-term relationship with our subcontractors and vendors has allowed us to minimize the likelihood of delays for our homeowners.  The timeline leading up to construction is much more variable, dependent on what stage of land ownership, home design & financing at time of contact.  

  • Can I visit the job site while my home is being built?

    Yes!  We want you to participate every step of the way. We give access & encourage our clients to visit the site so that you can not only see the progress but also to indicate any requested changes at the appropriate time. Just be sure to contact us to notify us before stopping by, as construction sites can be dangerous without precaution and supervision.

  • What is a change order and how do you handle them?

    A change order is a requested change by the homeowner during the construction process that deviates from the original proposal or house plan.  Change orders can result in an additional charge or a credit depending on the request.  Changes are a normal occurrence in custom home building.  Communication with suppliers and subcontractors to obtain a quote related to the requested change will be completed to allow homeowner to review and accept prior to implementing.   We will work to ensure all and any changes are discussed at the appropriate time to minimize delays or expense that can occur if change is requested after the appropriate stage of construction.  

  • Do you offer a warranty or guarantee?

    Your complete satisfaction is of top importance to us.  We work with you to answer any questions and to resolve any issues, during the process as well as after through our builder warranty.  

  • What are your firm’s experience and qualifications?

    Jay Nielsen, owner & general contractor, has over 30 years experience in residential construction, specializing in custom home building, acreages & land development.  We pride ourselves on our dedication to community and longstanding relationships with local subcontractors and suppliers that have proven to provide only the highest quality materials & service. We are licensed to build in all surrounding counties, insured and bonded. 


  • What is the process of building a custom home?

    Get to Know You:  Meet to discuss your needs, wants, budget, timeline, and what stage of the process you are currently, is vital to our ability to work together.  


    Home Site/Land:  Provide information on available home sites, and/or meet on site at your prospective or existing lot or acreage, discussing ideal placement of your home and discussing all important factors related to construction.


    Design:  We provide as much detail to our trusted design firm, working from prelim plans of perfecting your layout, to the finish plans involving detailed interior and exterior finishes.  Photo rendering, 3D, and walkthrough video designs are available to maximize confidence in your final design.  Throughout a 3-phase design process, your input and requests are incorporated to achieve your custom design 


    Proposal:  Upon land selection and design approval, we consult with you to verify all details. We submit plans and details to all involved subcontractors and suppliers to get a firm, detailed and accurate bid.  Proposal will be reviewed in person to allow for detailed description of each component of construction, including all labor and materials and allowances provided. 


    Construction:  Immediately upon accepted proposal, permits are obtained & site work and excavation are scheduled.  The process of making selections is made easy through support from our trusted suppliers, as well as communication providing a clear timeline of needed selections, supplier contact information, & any specific instructions.  We work directly with you throughout the entire process, until the day we get to congratulate you on your beautiful home!
